The agriturismo
The Podere Nuti farmhouse offers hospitality in comfortable apartments located in a vacation home.
Recently renovated, it is located just 2 km from the beaches of La Mazzanta, on the Tuscan coast near Livorno. Both the sea, Le Gorette beach, and the magnificent pine forest, La Mazzanta biogenetic reserve, are easily accessible by bicycle with a quiet road about 1.5 km through the green countryside.
It has a large seasonal swimming pool (open from June until September), measuring 9×7 meters, where you can cool off, relax and sunbathe, protected by the surrounding greenery.
The accommodation
The building is surrounded by a large garden with a swimming pool available to all guests, with a barbecue with gazebo and large stone table. It has a total of 5 apartments.
Apartment No. 1 - three-room apartment 4-6 guests
On the ground floor, about 50 square meters, with separate entrance, consisting of: living room with kitchenette, electric oven and kitchen accessories, large refrigerator, dining table and double sofa bed, satellite TV and Wi-Fi on request; No. 2 Double bedrooms with closet. Bathroom WC with shower cabin and hairdryer. Outside: exclusive veranda with tables and chairs.
Apartment No. 2 - Two-room apartment 4-6 guests
On the ground floor, about 50 square meters, with separate entrance, consisting of: living room with kitchenette, electric oven and kitchen accessories, capacious refrigerator, dining table and double sofa bed. Satellite TV and Wi-Fi on request; a large double bedroom with closet and chest of drawers. In the basement bathroom w.c. and separate shower room with hair dryer. Outside: exclusive veranda with tables and chairs.
Apartment No. 3 - Two-room apartment 2-4 guests
On the second floor, about 50 square meters consisting of: living room with kitchenette, electric oven and kitchen accessories, fireplace, large refrigerator, dining table, double sofa bed, satellite TV and Wi-Fi on request. Double bedroom with closet. Bathroom WC with walk-in shower and hair dryer. Large storage room. Exterior: dedicated giazebo in the garden.
Apartment No. 4 - Two-room apartment 2-4 guests
On the second floor, about 45 square meters consisting of: living room with kitchenette, refrigerator, dining table, double sofa bed, satellite TV and Wi-Fi on request. Double bedroom with closet and chest of drawers. Bathroom WC with walk-in shower and hair dryer. Exterior: dedicated giazebo in the garden.
Apartment No. 5 - Studio apartment for 2 adults and 2 small children
On the second floor, approximately 45 sq m. Entrance from an internal staircase shared with the apartments on the second floor consisting of: living room with kitchenette, electric oven and kitchen accessories, dining table, satellite TV and Wi-Fi on request; double bed (separated from the dining area by a small wall), bathroom with shower cabin, exclusive covered roof terrace with table and chairs. 3rd and 4th single bed located in 2 niches carved out to the side (ceiling height max. 1.10 meters, recommended for children).

Activities and surrounding
A quiet road, which crosses the green countryside for 1.5 kilometers, connects Podere Nuti to the sea, to the beach "Le Gorette", to the magnificent pine forest as well as to the biogenetic reserve of "La Mazzanta," which can be easily reached by bicycle.
