Located in the centre of the Tuscan Maremma and immersed in the green of the typical Mediterranean scrub, the farmhouse enjoys a wonderful hilly landscape, one km from the village of Gavorrano and only 12 km from the splendid sea of the Gulf of Follonica.

The farmhouse has two swimming pools, one of which is heated; hydromassage; Kneipp therapy; sauna; reading and music room; La Sorgente; indoor and outdoor fitness area; private parking; table tennis; table football; chessboard; bowls; playground.

From 2021 some extra services are available: ayurvedic, decontracting and relaxing massages; princess spa; yoga area and winter spa.

Casa Conti di Sotto has been selected by Discovery Channel as one of the three most beautiful locations in the Tuscan Maremma.

The agritourism consists of 3 rural houses-Villa Mirto, Villa la Sugherella and Villino il Corbezzolo-and 2 large villas located in the new V.I.P. area, Villa Gelsomino and Villa Biancospino, each with a large solarium and private heated whirlpool.

Also completing the accommodation structure are 4 independent houses: Villa Giulia, Villa Mimosa, Villa Ginestra and Villa Rosmarino. The various units, furnished with antique furniture from the Tuscan tradition, can accommodate from 2 to 16 beds and are all furnished with attention to detail. Each property is equipped with Wi-Fi, air conditioning, independent heating, fireplace, satellite TV, mosquito nets, and hair dryers. Kitchens are well equipped with fridge, freezer, dishwasher, microwave, American coffee maker, toaster, mixer, kettle.

In theV.I.P. area , there is an electric oven in each house and a shared washing machine for both. In addition, each villa in the V.I.P. area has a large private solarium equipped with sun beds and a heated Jacuzzi, private barbecue, gazebo, wood stove, and a small private fitness area.

Mountain bike rental service is offered and electric bikes can be charged.

The farm has two swimming pools, a large and a small heated one for children, sauna, whirlpool, Kneipp path, gym, reading room, and a well-equipped playground available for guests of all ages.Outside is a large exclusive yard equipped for outdoor dining. The staff is always present at the facility.

As of 2021, a number of extra services are available at the facility, also available for private admissions: ayurvedic, decontracting and relaxing massages; the princess spa, sauna with cold plunge pool, steam room and relaxation corner; yoga and winter spa area, counter-current swimming pool with hydromassage beds and seats, sensory shower, panoramic solarium, relaxation area, Zen tea room.

Also available for private admissions, with day spa also available from Sept. 30 to May 31. Possibility of an aperitif in the spa.

The farm's olive groves, vineyards and chestnut groves are cultivated using strictly organic methods; wine, oil and garden produce can be tasted on site.

For apartments, the farm is also organized for lunch and dinner with delivery service, carried out with an excellent pizzeria and rotisserie in the area.

New area destined for wellness and relaxation for the guests of Casa Conti di Sotto. Thewellness and winterspa area is also accessible to external guests, who can enjoy the services and massages and spend a day of wellness and relaxation. It will be possible to use the new wellness area on a daily basis, even without an overnight stay.

In addition to what is present in the accommodation facility, in the area there are also a riding school, a lake for sport fishing and a golf course.

Sea lovers can reach the equipped beaches of Follonica, the nature reserve of Cala Violina and Punta Ala and the uncontaminated coves of the cliffs in a few minutes.
